    We do not publish per-lot prices, because two properties with the same square footage can require very different resources. Below are the factors we measure during a site assessment to produce accurate, site-specific pricing.

    Property and paved area

    • Total property area and paved surface
    • Parking layout, islands, curb lines and obstacles
    • Sidewalk, entrance and walkway lengths
    • Number of buildings and entrances

    Operations and access

    • Operating hours and when the site must be clear
    • 24-hour operations or shift changes
    • Truck traffic, loading docks and yard movements
    • Pedestrian volume and accessible routes
    • Vehicles parked on site overnight

    Service scope

    • Service trigger and expected number of visits per event
    • Salting scope and sidewalk de-icing requirements
    • Snow relocation and hauling requirements
    • Documentation and reporting requirements
    • Equipment that must be dedicated to the site

    Snow storage and hauling

    Sites with generous storage cost less to maintain across a heavy winter. Constrained sites need relocation or hauling, which involves loaders, trucks and disposal — a real cost that is better planned into the agreement than discovered in January.

    Portfolio and contract structure

    Multiple locations under one agreement can be routed and resourced more efficiently. Seasonal structures give predictable budgeting: with Spartan, a seasonal rate is not re-billed because a winter turned out to be worse than average.
